For SELLERS
- Are you licensed auctioneers/estate agents?
No! We are advertising and promotional agents
- So how do you operate?
We advertise and promote your property for you and introduce you to
potential buyers. But the eventual sale is a Sale By Owner.
Will you handle the negotiations and paperwork?
No, we are not licensed to do that. We strongly advise you to get the
property valued by a Valuer, and appoint a solicitor to handle the
transactions (and we will send him a copy of the Agreement - see below - when
you have signed it)
How do you get paid?
We send you an invoice when you have sold your home to someone introduced by
us which we ask you to pay when the transaction has been completed. It is a
fixed fee, not a percentage, on domestic/private sales.
Will you ask for payment if we withdraw the property
from the market, or it is sold through other means?
Absolutely not! Our Agreement - see below - is quite clear on that. We only
ask for payment when we introduce the eventual buyer to you (we keep an accurate
record of those people we have referred to you so that there are no
misunderstandings).
Will I be able to use an auctioneer as well as Property
Promoters?
As long as your agreement with the auctioneer does not preclude a private
sale there should be no problems. In Ireland unless you have signed a Sole
Selling Rights agreement you are normally free to sell privately if you so wish.
According to the Irish Auctioneers & Valuers Institute (IAVA) “When you grant a
sole, joint or open agency, you usually retain the rights to sell the property
yourself.”

Are you in competition with auctioneers/estate agents?
No - we see ourselves as offering an alternative choice, which is true of
many purchases we make in life. As Question 6 (above) explains, it is possible,
in most cases, to use both our services and those of auctioneers.
And what do you charge?
For residential property you will pay €2000 (plus VAT) if the property is
sold to a buyer introduced to you by us, otherwise it's 'no sale, no fee.'.
There is also an initial registration of €200 incl. VAT.
We will keep your listing on our various web sites for 12 months or until it is
sold, whichever is the sooner.
We also promote the property and arrange the viewings.
NOW compare what you are
getting - and see whether or not it is expensive!
You ONLY pay us IF we introduce you to the eventual buyer.
(Since WE take the risk, we do insist that you sign a simple Agreement (click
here to see a sample) and allow us to lodge this with your solicitors for
our own protection - that's not too much to ask is it?)
For BUYERS
- What services can you provide for me?
All our clients are advertising with us on a Sale By Owner basis. So this
should speed up the process for both parties.
We are able to show you a whole range of properties, not just from one
geographical area, but from most counties of the Republic of Ireland.
- Does this mean I have to handle everything myself?
No. You contact us initially to get more information, to be sent a
brochure, or to arrange a viewing. It is only when your offer for the property
has been accepted by the seller that you need to hand over the details to your
solicitor.
However if you hit any problems during the process, you are free to contact
us. We have a good relationship with the seller and can often help resolve any
minor problems.
- Who handles the viewing?
Usually it is the owner of the property. This means you can ask all the
questions you want and can negotiate with the owner directly.
- What if you do not have a property that meets my needs?
You may register with us for entry in to our database, and as soon as a
property comes on the market that meets your profile, we will contact you with
details.
- How much will this cost me?
Nothing, of course!
